Exciting New Developer News!!!!

Dear SunCrest Friends,

We have some EXCELLENT news for you!

Today at the OA meeting, we were introduced to Andrew Hatton-Ward with Raddon Brothers Development. Raddon Brothers is currently doing their due diligence, and working with Zions Bank and Draper City in order to be able to close on the purchase of SunCrest on November 14th, 2008. Mr. Hatton-Ward was kind enough to stay after the meeting for some question and answer, and here is what we learned:

1. Mr. Hatton-Ward was the first Draper City Manager and has intimate knowledge of SunCrest.
2. He has lived in UT since 1984, and expressed interest in buying/building his own home in SunCrest in a couple of years.
3. Raddon Brothers has a good working relationship with Draper City.
4. Raddon Brothers owns and developed the Hidden Valley Shopping Center.
5. The Idaho group who developed melaleuca is one of the financiers of the purchase.
6. Mr. Hatton-Ward indicated that he is eager to work with SunCrestResidents.org and to effectively communicate with residents.
7. He would like to come to our next meeting and share information. Stay tuned for that meeting date! Since we had a Meet the Candidate Event this month in lieu of our regular meeting, we may try to move the next SR.org meeting to October 14th.
8. The main focus for the Raddon Brothers will be to get the infrastructure in place, to find an owner for the market, to finish the Clubhouse and get it open ASAP.
9. There won’t be much new development in SunCrest for the first year or so, except for the +/-60 lots for sale that they inherited) as they put all the pieces back together and wait for the market to improve.
10. They expect that SunCrest will be a 5-10 year project before they reach build-out, for an additional 2400 units.
11. There will be changes to the Master Development Agreement.
12. Getting the pocket parks built and maintained will be a top priority.
13. Raddon Brothers is interested in resident feedback regarding the Comcast contract.

I’m sure we all have a lot of questions, some that the developer will be able to answer, some that they won’t. If you have specific questions, please post them as comments* and we will do our best to track down the answers for you and post them in response. The value in posting them publicly is that we all benefit from seeing the responses, and the developer will be able to effectively address the issues on the blog, reaching 450+ people at a time, so post away!

SunCrestResidents.org is a great way to communicate with many residents at one time! Please share the news with your neighbors and encourage them to check the blog frequently for updates.

I hope they do the skating rink for winter fun, with the gas fire areas

It does not need to be refrigerated, only filled with water!!!

I am considering leaving Suncrest because there are no "REAL" parks. Please bring this to attention of the Raddon Brothers. Suncrest will be MUCH more attractive to buyers if there is a place to take our kids to play games...actual games. We need a FIELD size park. A great location would be just south of the Market, just as you start to see Utah Lake on the west side of the road. This looks large enough for a flat soccer / football / baseball field. WE NEED THIS!!!

There is a definite need for the parks to be finished, and for a nice big park as well. Mr. Hatton-Ward indicated yesterday that those parks would be a top priority.

There is actually land set aside for a "real" park, that Draper City has included in their Parks and Rec plan. I know they were looking at the flat area on the north side of the mountain that has the small pond, and the place that you mentioned, but there was some land swapping that needed to take place. I'll try to find the specifics for you, and make sure that RB and the City are including that in their negotiations.

What about the large drainage area at the bottom of Falcon Crest Ct. Probably not large enough for a full soccer field, but plenty of room to throw a ball as far as you can, fly a kite, and a great sled park in the winter.

Any plans for that area?

That's right behind/below my house, and it DOES make an excellent sled park in the winter:-) Also, that is actually one of the areas on the master plan slated to be a park, and Andrew said that would be one of their priorities, to get the parks up and running.

We will be inviting Andrew to our next meeting, and encouraging people to post/e-mail their questions in advance to that he'll have time to get all the answers, so I'll add this one to the list.

1. Restoration of my property value to "pre problem" levels. Some of this is economy related, but I personally think our image here has deteriorated property values disproportionately.

2. The reopening of Suncrest market which I sorely miss.

3. A "resident" snow plow to make life in the Suncrest winters just a little more survivable.

4. Opening of the Clubhouse and pool would be nice.

RB is planning a massive PR Campaign to improve the image of SunCrest-sorely needed! We've gotten a bad rap that has reflected poorly on our community through little to no fault of the residents.

They're working on the market, club house and the pool will come after the snow melts...next year sometime.

The City is the one in charge of the snowplow, and our TRSSD dollars have purchased "BIG RED", a snow auger specifically for SunCrest. There isn't anywhere to house it on site yet, but it will ONLY be used up here. There will be a resident salt dome, supposedly done this fall, but I've heard rumblings that it may not be completed until next year. I'll check into it.

I would appreciate a summary of the proposed changes they are considering to the Master Development plan. There are so many items that were used as selling points when Terrabrook was developing that never ended up happening that I have no idea what to expect in the future.
I am very in favor of some winter outdoor venue that would allow neighbors to come out of hibernation and socialize (i.e. ice rink, sledding hill, etc).

I was wondering about the drop off (view lots) that the previous developer filled in, was ordered to take the fill out and bring it back to the original height, and clean up the garbage dump they created in trying to do so. The job was never finished, the height is still higher than it should be and the garbage dump just seems to grow.
I am excited about a Park going in somewhere in that area.
I would like to know if and when the new developer plans to drop the height and clean up the mess anytime soon?

What type of marketing strategies are the RB planning?

When will we get more representation on the Board?

Will the Comcast contract and the CCMC contract be reviewed?

What is being done about snow removal?

Will our dues be increased?

Can we get a list or map of where the pocket parks are? I believe there is one in my neighborhood (Eagle Crest) but no one around here seems to remember for sure.

Mandy-I'm in Eagle Crest too...

There's a pocket park at the corner of Eagle Crest and the Falcon Crest cul-de-sac (the big dirt lot with a couple of huge boulders on it) and another planned for the space in between the two culs-de-sac behind my house (Falcon Crest/Falcon Pointe).

There is also a map at the Info Center that you can go look at that shows where the parks were planned.

At the bottom of the Draper City home page, there is a link to the Draper Parks and Trails Master Plan that was recently updated this past August or here's the link the maps...

Similar to Oak Vista, there will be a mini park and community park in Eaglecrest. It looks like they have a Suncrest Area Park located on the vacant land above the Suncrest sign on the north side of Suncrest.
